Notices are published for three weeks successively, one time each week, the first being thirty days or more before the date of the sale in the Pilot News. Notices will be posted in three public places in the township where the property is located; and at the Marshall County Courthouse. All sales may be cancelled prior to the time of the sale.
Property being foreclosed upon is still in the hands of the property owners until it is sold. Therefore, you will not have the opportunity to inspect the property prior to the sale. The buyer acts at their own risk and is charged with determining for their self what liens or encumbrances, if any, will exist on the property, the property is sold as is.
Anyone who wishes to bid must do so in person. Bidding is a verbal auction and property is sold to the highest bidder. The Sheriff has no knowledge of what the Plaintiff will bid. Bidders must secure financing prior to the sale.
Successful bidders must pay full amount of bid plus any delinquent taxes and costs. Successful bidder will be given time to go to the bank for a check. No Personal Checks are accepted, cashier or certified checks only. Checks are made payable to Marshall County Sheriff.
If you are the successful bidder the Sheriff will execute and deliver a deed for the property and make due return to the court. The Sheriff does not have keys to the homes sold at sale.
